01 · Existing conditions

The site today.

Part of a 12.89-acre parcel reached by an existing drive off McMullen Booth Rd (CR 611). An existing building and its loop drive sit at the front; woods and a ravine with steep slopes run along the back.

Lot 1 is to be surveyed and split from the 12.89-acre parent parcel.

02 · Site & zoning

What the land allows.

The solid line is the parent parcel and the dashed line is the setback. The ravine at the back holds a mapped riverine wetland and steep side slopes, and both stay untouched. The open, gently sloped ground south of the existing building is where the project goes.

04 · Approvals

Review before anything moves.

Nothing is built until the lot is split and the project clears city or county and state review. Typical approvals for a project like this:

Application≈ 9–15 months

Sequence is illustrative; actual durations depend on agency schedules and review comments.

05 · Construction · Phase 1

Clear and protect.

Trees inside the work area come down. Silt fence goes up around the disturbance to keep soil out of the ravine, and a stone construction entrance keeps mud off the existing drive. The small shed (E2) and the old drive (P2) are removed.

  • Silt fence around the limit of disturbance
  • Stone construction entrance at the loop drive
  • Ravine, wetland and the rest of the woods stay
06 · Construction · Phase 2

Grade and connect.

The pad is graded and the stormwater pond is dug. Catch basins in the drive aisles pipe runoff to the pond, and water, sewer and electric come in from McMullen Booth Rd along the existing drive.

  • Water service
  • Sanitary sewer
  • Catch basins piped to the stormwater pond
  • Electric

Utility routing shown is illustrative.

07 · Construction · Phase 3

Build and pave.

The building goes up, structure first, then walls and roof. The drive aisles and parking are paved and tied into the existing loop drive.

08 · Construction · Phase 4

Finish the ground.

Walks, curbs, striping and landscaped islands go in, and the pond is filled and planted. Once the ground is stabilized, the silt fence comes down.

09 · Operation

Opening day.

Patients turn in from McMullen Booth Rd and follow the existing drive past the existing building to the new lot. Seventy-five spaces wrap the building, so every visit ends a short walk from the door.

10 · Arriving

What patients see on arrival.

This is eye level, about 5½ feet, from the drive aisle as you pull into the new lot. Hold Compare to today to see the same view as the site looks now.

11 · The finished project

As it will look.

The completed medical office, parking, pond and landscaping, rendered from the plan you just watched get built.

Rendering is illustrative; final materials, stormwater features and landscaping are set by the approved plans.
