Lot 6 Pocahontas Trail, built out.
I took a first pass at what a buyer could build on your listing: a two-bay car wash and a laundromat on the upland along US 60, with the wetlands left alone. Here's a preview of the plan and rendering.Ryan Chase, Forma Designs
Concept plan
Two buildings, one entrance.
A two-bay car wash near the road and a laundromat behind it, both reached by a loop drive from a single US 60 entrance. The loop doubles as the car wash stacking lane, so queued cars wait on site.
The investor math
Will a developer pay for it?
Before a developer makes an offer, they run the residual land value: what the finished project is worth, minus the cost to build it and the profit they need. Whatever is left is the most they can pay for the land. When that number is positive and near the asking price, the listing pencils out and buyers move.
Every full package includes this analysis for your listing, built from local rents, sale comps and construction costs, so you can answer the question before the buyer asks it.
Value − Cost − Profit = What the land is worth to a developer
